Who can use the site
You must be at least 18 to use this site, to make an enquiry or to open an account.
The site is open to visitors from many countries, and the rules on buying property and on residency differ from one country to the next. You are responsible for making sure that your use of the site, and any purchase or application you go on to make, is lawful where you live and where you are buying.
What we do, and what we do not do
What we do: we are a real estate company licensed in Dubai for real estate consultancy, buying and selling brokerage, and leasing brokerage. This website shows property in the United Arab Emirates and the United Kingdom, and our own consultants handle your enquiry and purchase there. When you enquire about a golden visa, your application takes the official route in the country concerned, prepared and filed through authorised, licensed professionals under that country's rules.
What we do not do:
- We do not own the properties listed, and we are not the seller
- We are not a party to any purchase contract between you and a seller or developer
- We do not provide legal, tax, financial, mortgage or investment advice
- We do not hold client money
- We do not check, on your behalf, that you meet your own legal, tax or reporting obligations; the site is there to help you find and compare, not to meet those obligations for you
Every sale is carried out by our own consultants, licensed in the market concerned where that market requires it.
Property information
Property listings, prices, sizes, completion dates and availability are supplied to us by sellers and developers. We take reasonable care but we cannot guarantee that all information is accurate, complete or current.
Measurements and areas are approximate. A property may be sold, reserved, withdrawn or repriced at any time without notice, and photographs and computer generated images may show a show home, a typical unit or the finished development rather than the exact unit offered.
Prices are shown in euro as the base currency and converted for display using exchange rates that are updated periodically. Converted figures are approximate and are for guidance only. The price you actually pay will be in the currency of the transaction, at the rate applying at the time.
Before you rely on any listing detail, verify it. Property information on this site is not an offer and does not form part of any contract.
Listing data is for your own use in considering a purchase. You may not copy, republish, sell or pass it on.

Golden visa applications
A golden visa application is a legal file. It is prepared and filed by authorised, licensed professionals in the country concerned, such as law firms and licensed agencies, under their own licence and terms and through that country's official process.
They act on their own account. We are not responsible for the advice they give you or for their acts and omissions, and your engagement with them is between you and them. The decision on any application rests with the authorities of that country. We will always tell you who is preparing your file.
Your account
If you create an account, keep the details in it accurate, keep your password confidential and do not let anyone else use the account. You are responsible for activity under it. Tell us immediately if you think someone else has access.
We may suspend or close an account that is used in breach of these terms.
Partner accounts
If we have opened a partner account for you to submit listings, these terms apply to it alongside any separate agreement between you and us. Where the two conflict, the separate agreement prevails.
When you submit a listing, you confirm that its details are accurate, current and lawful; that you are entitled to market the property; that you have the right to use every photograph, plan and text you send; and that any advertising permit the local regulator requires is in place.
We review every submission before it appears and may edit, decline or remove it. You give us a non-exclusive, worldwide, royalty free licence to publish, adapt and display what you submit, on the site and in its marketing, for as long as the listing runs and for a reasonable period after it ends.
Acceptable use
You may not:
- Use the site for any unlawful purpose
- Copy, scrape, or systematically extract listings or content, by automated or manual means
- Use the site or its content to research or build a competing service
- Frame, mirror or embed any part of the site in another service
- Copy, decompile or reverse engineer any part of the site's software
- Attempt to gain unauthorised access to any part of the site or its systems
- Introduce viruses or other harmful code, or interfere with or overload the site's operation
- Remove or alter any copyright or trade mark notice
- Submit false enquiries or listings, or impersonate another person or misstate your connection with anyone
- Send anything unlawful, defamatory, discriminatory, threatening or offensive through the site
- Use the site to send unsolicited commercial communications
Our content and our name
The content of this website, including text, layout, graphics and our journal articles, belongs to us or our licensors and is protected by copyright. Property photographs generally belong to the seller, developer or photographer and are used with permission.
We give you a limited, personal, non-transferable permission to view and print content for your own non-commercial use. Any other use requires our written permission.
The Provera name, logo and monogram are ours. You may not use them, or anything confusingly similar, without our written permission. Other names and logos on the site belong to their owners.
If you send us suggestions or feedback about the site or our service, we may use them freely, without payment or credit.
Copyright complaints
If you believe something on this site infringes your copyright, write to us using the contact details above with:
- Your name and contact details, and your authority to act for the rights owner if you are not the owner
- A description of the work you say is infringed
- The address of the page and a description of the material concerned, or a screenshot if you cannot give the address
- A statement that you believe in good faith that the use is not authorised, and that the information in your complaint is accurate
We will look into it promptly and remove or disable the material where that is right. We close the accounts of people who repeatedly infringe. A complaint you know to be false may make you liable for the harm it causes.
Other websites and services
We link to external sites, including official government sources cited in our articles, and parts of the service run on others' platforms, such as messaging apps. We do not control them, are not responsible for their content, and their own terms and policies apply when you use them.
Fraud
We never ask for payment through this site or to a personal account. Read our fraud warning before you send money to anyone in connection with a purchase.
Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, and nothing in them affects the rights you have as a consumer under the law of the country where you live.
Subject to that:
- We provide this website on an “as is” and “as available” basis. We do not warrant that it will be uninterrupted, secure or error free, or free of viruses.
- We are not liable for any decision you make on the basis of information on this site without taking independent advice.
- We are not liable for the acts or omissions of sellers, developers, the professionals preparing golden visa applications, or other professional advisers.
- We are not liable for business losses, loss of profit, or indirect or consequential loss.
If you breach these terms and that causes us loss, you are responsible for that loss, to the extent the law allows.
General
- Using the site does not create an agency, partnership, joint venture or employment relationship between you and us.
- If we do not enforce a term straight away, we can still enforce it later.
- If a court finds part of these terms invalid, the rest stays in force.
- These terms, with our Privacy Policy and Cookie Policy, are the whole agreement between you and us about your use of the site. A purchase is governed by its own contract.
- Headings are for ease of reading and do not change the meaning of a term.
Changes
We may change these terms. The date at the top shows when they were last changed. Continued use of the site after a change means you accept the updated terms.
