The new homes in High Wycombe on this page all sit on one site: eighty acres on the edge of the town in Buckinghamshire, bordered by a thirty four acre country park and ancient woodland, with the Chiltern Hills starting where the town stops. There are two ways in. Finished one and two bedroom apartments you could move into now, or freehold family houses completing between late 2026 and late 2027.
Chiltern Railways runs direct trains from High Wycombe to London Marylebone about twice an hour and gives the fastest journey as 27 minutes. From Marylebone, the Bakerloo line reaches Oxford Circus in three stops.
The part to plan around is the first leg. The site is about four kilometres from the station, so the commute is a drive or a bus to the station and then the train. By road, the M40 is about ten kilometres away and Heathrow twenty nine.
Partly. Direct trains to Marylebone and the M40 make it an easy base for London, but High Wycombe is also a market town with a centre of its own, now being regenerated, and a university four kilometres from this site. For families, the stronger reason is schools: three grammar schools rated Outstanding are within five kilometres, and a new primary school is being built next to the development. Grammar school places depend on an entrance test and the admission rules as well as your address, so check those before you count on a place.
The apartments are one and two bedroom homes, some with a study, over four floors. Each comes with allocated parking, one space with a one bedroom and two with a two bedroom, which matters in a town where a car is still part of daily life. The lease is 999 years with a peppercorn ground rent, and the estimated service charge is about £4.20 per square foot a year.
The houses are three and four bedroom homes, detached and semi detached, freehold, each with a garden and its own parking and many with a garage. An estate charge of about £470 a year covers the shared grounds, which hold allotments, orchards and trails into the woodland. Completion depends on the plot, so this is a house you wait for rather than move into.
It suits a family moving out of London for schools and space, and a buyer who wants a finished flat to let to a commuter. It suits less well an investor who expects an international buyer at resale: this is a local market, and the next buyer is likely to be someone who lives or works nearby.
Before you commit, read the published service charge for the specific flat, the completion window for the specific house, and how the new build price compares with second hand homes nearby, since a first resale competes with them. For tax and finance as a buyer abroad, see our United Kingdom buying guide and our London mortgage page. To compare with another town on a fast line into London, look at Milton Keynes.
