About this property

The houses stand on the edge of High Wycombe in Buckinghamshire, on an eighty acre site bordered by a thirty four acre country park and ancient woodland. The Chiltern Hills, an Area of Outstanding Natural Beauty, begin here. High Wycombe station and the town centre are four kilometres away and from there London Marylebone is twenty six minutes by train, a single stop. The M40 and the M25 are each about ten kilometres, Heathrow is twenty nine kilometres and central London forty eight. Oxford, Reading, Windsor and Ascot are all inside a fifty kilometre drive, and Marlow and the Thames are nine kilometres. The homes are three and four bedroom houses, detached and semi detached, in brick and render with pitched tiled roofs. Each has a private rear garden and its own parking, most with two or three spaces and many with a garage. Inside the layout is conventional in the best sense: a living room and a separate kitchen and dining space on the ground floor with a cloakroom, then bedrooms upstairs with an en suite to the main bedroom alongside the family bathroom. Kitchens are individually designed with integrated appliances and the ground floor has underfloor heating throughout. The wider grounds hold allotments, orchards, a wellness garden, a multi use games area and fitness and nature trails running into the woodland. For a family the case here is education. Three grammar schools rated Outstanding sit within five kilometres, along with several Outstanding primary schools and two well known independent schools. A new primary school is being built next to the development itself. Bucks New University is four kilometres away. High Wycombe is also going through a significant regeneration of its town centre, with new public space and new commercial floorspace planned, and the town has a consistently strong rental market behind it. Ownership is freehold, with an estate charge of about four hundred and seventy pounds a year for the upkeep of the shared grounds, and the homes carry a ten year warranty. The purchase is staged: a five thousand pound reservation fee, contracts within twenty eight days, ten percent on exchange, a further ten percent six months later and the balance on completion. Two things to plan around. Completion dates run from late 2026 into late 2027 depending on the plot, so this is a house you wait for rather than move into. And the station is four kilometres from the door, which makes the commute a two part journey.
