The houses come in eight layouts and the price list names the type, the floor area and the garden area of every plot separately. Two bedroom houses run from 71 to 80 square metres with gardens of 400 to 555 square feet; three bedroom houses from 85 to 104 square metres; four bedroom houses at 119 and 137 square metres with gardens up to 1,114 square feet. Some plots come with a garage and the list says which. Inside, the two and three bedroom houses have a bathroom, an ensuite, a cloakroom and a utility cupboard, and the four bedroom houses add a second ensuite and a utility room. Tenure is freehold, so the house and the ground under it are both yours. The specification is the same across the site. Heating is an air source heat pump with underfloor heating to the ground floor, kitchens have solid surface worktops and an induction hob from a premium brand, and every home gets at least one parking space and an electric car charging point. The estate charge runs at about 38 pence per square foot a year and the buildings carry a ten year warranty. The price list publishes an estimated monthly rent and a gross yield for every single plot, which is a developer putting numbers on the record rather than a brochure adjective. Purchase is a 2,000 pound reservation and then ten percent within twenty eight days of exchange. What follows depends on when the plot completes: a 2026 plot pays the remaining ninety percent on completion, a 2027 plot pays a further ten percent six months after exchange and eighty percent at the end, and a 2028 plot pays that second ten percent at twelve months instead. Two things to weigh. Completion dates here run from late 2026 to the middle of 2028, so the plot you choose decides how long your money is committed. And the published yields of roughly 5.1 to 5.5 percent are the developer's estimates rather than signed tenancies, so ask for letting evidence from the plots already occupied.
