Find out what your property is worth today
Tell us what you own and where it is. A Provera adviser who sells in that market will come back with a valuation based on comparable sales, usually within two working days.
- 1You tell us about your propertyCountry, area, type and size. Five fields, no account and no obligation.
- 2We price it against real salesNot against what similar listings are asking, since anyone can name an asking price, but against what comparable homes actually sold for and how long they took.
- 3You receive the figure and the workingsA range rather than a single number, with the comparable sales behind it, so you can challenge it on the evidence.
- 4You decide whether to listThere is no fee for the valuation. If the figure is not what you hoped, it is better to know before you commit to anything.

Why sell with Provera
Priced from real sales
We set your asking price from comparable sales and current demand, so your listing goes live at a figure buyers take seriously.
Buyers across borders
A home for sale in Dubai is often bought by someone we already know in London. That is the value of working across several markets rather than one.
One adviser, start to finish
The adviser who values your property also handles the sale. You are not passed from one person to another.
Where we sell
We only take instructions in the markets we work in every day. Outside them we would be guessing, and guesswork is what costs sellers money.
Whether the thought is "I want to sell my property in Dubai" or a flat in London you let out from another country, the first question is the same: what will it fetch? The honest answer comes from what similar homes have actually sold for, not from what the neighbours are asking. Everything after that, the paperwork, the fees and the tax, is a known sequence in both markets, and most of it can be handled without you flying in.
We take on property for sale in two places only: the United Arab Emirates and the United Kingdom. The notes below cover how a price is reached and what a sale involves in each, including when the owner lives abroad.
How a price is set from comparable sales
Both countries publish what homes really changed hands for. The Dubai Land Department releases registered transaction data and a residential sales price index, and HM Land Registry lets anyone look up what a home in England or Wales sold for. A valuation starts from the closest of those sales and then adjusts: floor and view in a Dubai tower, condition and garden in a London house, the remaining lease and the service charge on any flat. How long those comparable homes took to sell matters as much as the price they reached, because it tells you what an asking figure costs you in time.
Selling your property in Dubai, step by step
- Listing agreement. You sign Form A, the Land Department's standard contract between a seller and a RERA registered broker, which sets the price and the commission.
- Sale agreement. Once a buyer is found, both sides sign Form F, the memorandum of understanding, which fixes the price, the deposit and the transfer date.
- Developer NOC. In freehold areas the developer issues an electronic no objection certificate, and it will not do so while service charges are unpaid.
- Mortgage clearance. If the home is mortgaged, your bank issues a liability letter, the outstanding loan is paid from the sale money, and the mortgage is released as part of the transfer.
- Transfer. Buyer and seller, or their attorneys, complete at a Real Estate Registration Trustee office and the new title deed is issued.
The Land Department's transfer fee is 4% of the sale value, and in Dubai it is the buyer who pays it, so it does not come out of your proceeds. Who pays which cost is recorded in the Form F you sign with the buyer. If you bought off-plan and have not yet received the keys, a resale is usually still possible, on the conditions your developer's contract sets.
Selling UK property as a non-resident
In England the sale runs through an estate agent, who markets the home and agrees the price, and a conveyancing solicitor, who handles the contract and the money. Before the home goes on the market it needs an Energy Performance Certificate, which lasts ten years. An accepted offer binds nobody. The sale becomes binding at exchange of contracts, and completion, when the money moves and your mortgage is repaid, follows some weeks later.
The step owners abroad miss. If you live outside the UK, you must report the sale to HMRC and pay any Capital Gains Tax within 60 days of completion. The report is required even when no tax is due or the sale made a loss.
Selling from abroad without flying in
In Dubai a non-resident seller is identified by passport, and the transfer can be signed by an attorney holding a power of attorney drawn up for that sale and made valid for use in the UAE. In the UK your solicitor verifies your identity remotely and the contract is signed and returned from wherever you are. The UAE does not tax the gain on a sale, but the country you live in may, so check that before you agree a price rather than after. This is general information, not tax advice.
Many sellers are buying again in the same move. If that is you, homes for sale in Dubai and homes for sale in London show what the proceeds would reach, and our guides to buying in the UAE and buying in the UK cover the other side of the table.
- Can I sell my property in Dubai if I live abroad?
- Yes. The Land Department accepts a valid passport from a non-resident seller, and the transfer can be completed by an attorney under a power of attorney valid in the UAE.
- Is it easy to sell property in Dubai?
- The paperwork is quick: with a cash buyer, transfer usually follows within about a month of the Form F, and a buyer using a mortgage adds roughly thirty days. What takes time is finding a buyer at your price, which is why the price should come from comparable sales.
- Can I sell a property that still has a mortgage?
- Yes, in both countries. In Dubai the bank's liability letter sets the amount to clear and the mortgage is released at transfer; in the UK your solicitor repays the lender from the proceeds at completion.
- What do I need to do to sell my house?
- Start with a valuation based on comparable sales, then gather your title deed, passport and, for a flat, the service charge position. In the UK add an Energy Performance Certificate and a solicitor; in Dubai, a RERA registered broker and the developer's NOC.
