The new homes in Milton Keynes for sale on this page belong to one development: a 950 acre masterplan for more than 4,600 homes, built with the city council and the government's housing agency. Its first phase sits beside a 160 acre country park that runs through to a lake, and four schools and a health hub are being built on the site itself. You can buy a flat or a house there, and the choice changes more than the size.
Milton Keynes Central is on the West Coast Main Line. Avanti West Coast gives the fastest train to London Euston as 32 minutes and the average as about 35, and slower stopping services run to Euston as well. From this development the station is about ten minutes by car, and junction 14 of the M1 is two minutes away, so the site works for people who drive as much as for those who take the train.
The apartments are one and two bedroom homes over three floors, sold on a 999 year lease and completing in the first half of 2028. Ground floor plans come with terraces of 120 to 304 square feet, while the upper floors have a smaller balcony. Payment is 10% on exchange, a further 10% twelve months later and 80% on completion, so most of the money is due at the end.
The houses are two, three and four bedroom homes, freehold, with gardens and in some cases a garage, completing from late 2026 to the middle of 2028 depending on the plot. The price per square metre falls as the house gets bigger, so the larger plans are the better value.
Both share one specification: an air source heat pump, underfloor heating on the ground floor, at least one parking space with an electric car charging point, and an estate charge of about 38 pence per square foot a year. What differs is tenure. Flats on a lease and houses on freehold, side by side on the same estate, will not resell to the same buyer; our United Kingdom buying guide explains why the difference matters.
Milton Keynes was planned as a new town and it is still growing, which is the point to understand before you buy. Supply here is not scarce: this one masterplan alone is heading for more than 4,600 homes. That keeps new homes available and entry prices well below London's. Per square metre, the homes on this page run from about £4,700 to £5,200, while the lowest rate among our London flats is above £7,000. It also means a resale will compete with new plots on the same site for years.
The developer publishes an estimated rent and gross yield for every plot, roughly 4.7% to 5.6% across flats and houses. Treat those as the developer's estimates, not signed tenancies, and ask for letting evidence from the homes already occupied.
The houses suit a family leaving London and let to the same kind of household; the flats suit a young professional or a couple. Before you commit, check the completion date of the specific plot, since it decides how long your money is tied up, and the stamp duty position if you live abroad. For finance, our London mortgage page explains how lenders assess a buyer abroad. For comparison, High Wycombe and Fleet also sell family houses within an hour of London.
