Most people searching for new build flats in London compare buildings. The more useful comparison is between the lines that run past them, because in this city the tube map sets the rent before the kitchen does. The ten listings here, across eight areas, are all sold on a 999 year lease, and most are finished, so you can walk through the actual flat before you commit.
The east, around Canary Wharf. Poplar sits on the River Lea, 12 to 14 minutes on foot from Canning Town, where the Jubilee line reaches Canary Wharf in four minutes. West Ham has five lines at the station next door, with Stratford three minutes away and Canary Wharf seven. Bow is Zone 2, with three stations on foot. Canary Wharf, Stratford and Whitechapel are all on the Elizabeth line, so the West End is one change away from each of these three.
Bermondsey, south of the river. The two Malt Street towers are in Zone 2 on the Old Kent Road, beside Burgess Park, and they are the only schemes on this page still sold off-plan. A proposed Bakerloo line extension would bring a station close by, but it is not funded, so judge the flat on the rail that exists today at South Bermondsey and Queens Road Peckham.
Hammersmith and Wembley, in the west. The Hammersmith studios are in Zone 2, four minutes from an Underground station served by four lines, on an estate between a park and the Thames. Wembley is Zone 3 and canalside, with the Bakerloo line and the Overground at Stonebridge Park seven minutes' walk away and the Piccadilly line at Alperton eleven.
Camden and Hornsey, in the north. Camden's two buildings on Chalk Farm Road are Zone 2, close to Camden Town, which is two stops from King's Cross on the Northern line, and carry the highest prices per square metre on this page. Hornsey is Zone 3, with four stations on foot and a path straight into Alexandra Park; it draws young professionals and postgraduates at a lower entry price.
England places no nationality restriction on owning a home, so buying property in London as a foreigner follows the same steps as for a British buyer. What changes is cost and finance. A non-resident pays a stamp duty surcharge, and owning a home anywhere else adds the higher rates; our United Kingdom buying guide works through the arithmetic, as general information your solicitor confirms for your purchase. Lenders to buyers abroad usually go up to about 75% of the price, and our London mortgage page shows how they test the rent on a flat you will let.
Per square metre, prices here run from a little over £7,000 in Poplar and Wembley to more than £15,000 in Camden. Four other things decide as much as the price.
How the payment is weighted. Several schemes here take 10% on exchange and the other 90% on completion. On a finished flat completion is weeks away, so the mortgage offer has to exist before you sign, not after.
The service charge. On this page it runs from about £4.83 per square foot a year in Wembley to £6.62 in Camden, where a pool and three cinema rooms have to be paid for.
What is not in the price. Parking is usually a separate right to park, a five figure sum in Hammersmith and Wembley. Two schemes also charge a one off building safety compliance fee on completion.
The building work around you. Poplar is the first phase of four, and West Ham the opening phase of a regeneration planned over 22 years. A first resale can struggle to beat the price you paid while the next phase sells new flats next door.
A studio or one bedroom flat near a Jubilee, Elizabeth or District line station is the classic let to a single professional. The two and three bedroom plans in Poplar, Wembley and West Ham cost less per square metre than the smaller flats in the same buildings and suit sharers or a family. Camden's three bedroom flats are a family home first. Developers' gross rent estimates for several schemes run mostly between 5% and 6%, before the service charge.
If London's entry price is more than you want to commit, the towns within an hour of the city cost less per square metre and some sell freehold houses: see Fleet, High Wycombe and Milton Keynes, or all property for sale in the United Kingdom.
