The development stands at West Ham in east London, in the borough of Newham and on the Zone 2 and 3 boundary. Five rail and tube lines leave from the station next door, the Jubilee, the District, the Hammersmith and City, the DLR and the c2c, and a second station entrance is being built on the site itself. From here Stratford is three minutes, Canary Wharf seven and the City ten. London Bridge, Liverpool Street and Bond Street all sit inside half an hour, and the DLR reaches London City Airport in ten. Few addresses in London give you this many directions to leave in. The plan is a new quarter rather than a single block. Suites and one, two and three bedroom apartments are arranged across several buildings, the tallest rising thirty four storeys with the Canary Wharf and City skylines in view from the upper floors. Residents share a private club: a concierge on duty around the clock, a lounge, a business lounge, a gym and a screening room, with a wellness suite and pool planned for a later phase. Outside, twelve acres of landscaped ground cover just under half the site, laid out as a piazza, a central square, viewing steps and smaller community gardens. Alongside the homes come shops, restaurants, an office hub, a community centre and a science school for a thousand pupils. What sits around the development matters as much as what sits on it. This is the opening phase of a regeneration that will run for twenty two years and deliver over four thousand seven hundred homes in total, so the neighbourhood is being written from scratch rather than inherited. The local population is forecast to grow by around a third over the next decade. Stratford, three minutes away, already carries Westfield, the Queen Elizabeth Olympic Park and a cluster of universities, and the area now draws the spillover from Canary Wharf and the City as both keep expanding east. The new station entrance arriving in 2027 will put the whole of that within the site boundary. On the commercial side the lease runs 999 years with a peppercorn ground rent. Buying is staged, starting with a reservation fee and an exchange within 28 days, and the developer's own estimate puts rental yields around 5.7 percent. Two things to budget for honestly: the service charge is quoted per square foot but excludes a sinking fund, and the wellness suite with its pool is not built yet. And living through the early phase of a long regeneration means construction on your doorstep for some years.
