The estimated service charge is 6.62 pounds per square foot a year, which on a 1,011 square foot apartment is a little under 6,700 pounds before communal energy. Tenure is a 999 year lease that began in January 2025, with a peppercorn ground rent. Purchase is ten percent on exchange within twenty eight days of reservation and ninety percent on completion. Two things to weigh. Ninety percent falling due at completion is the whole balance in one payment, so the mortgage has to be in place rather than promised. And the service charge here is high by London standards, which is what the amenity list costs to run; net it off before comparing the published yields with anything else.
