Why Invest in Yas Island? What the Published Numbers Show
Yas Island recorded more than 38 million visits in 2024 and apartment prices rose about 18 per cent to June 2026. What the published data supports.

Yas Island recorded more than 38 million visits in 2024, 10 per cent more than the year before, and its hotels ran at 82 per cent occupancy across the year. Those are Miral's own figures, published through the Abu Dhabi Media Office in April 2025. Real estate prices in Yas Island moved with that demand: Knight Frank reports apartment values up about 18 per cent in the year to June 2026.
That is the first thing worth saying about investing here, because it is a statement about today rather than a forecast. Most district investment cases in the Gulf rest on what a masterplan promises. Yas Island already has a working visitor economy. The two largest projects coming to it, a Disney theme park resort and Sphere Abu Dhabi, are additions to a place that is full rather than bets on a place that is empty.
This article sets out what the published record supports, including the part that argues for caution.
What Yas Island already is, in Miral's own numbers
The 2024 figures Miral released describe an island running near capacity in peak months. Hotel occupancy reached 82 per cent across the year and 90 per cent in August 2024, with the average daily rate up 17 per cent. Theme park and CLYMB visitor numbers rose 20 per cent. Within that figure, visitors from the Gulf Cooperation Council rose 56 per cent and international visitors 40 per cent. By market, India was up 44 per cent, China 81 per cent, the United Kingdom 40 per cent and Russia 29 per cent.
Those are hotel and attraction numbers, not residential ones, and they should not be read as a rental return. What they do establish is demand density: an island of this size absorbing 38 million visits a year has a retail, food and service economy that exists whether or not the next launch sells.
Real estate prices in Yas Island: what the published data says
On prices, the clearest published figure comes from Knight Frank's Abu Dhabi residential and office market review of July 2026. It reports that Yas Island apartment prices rose about 18 per cent in the year to June 2026, level with Al Reem Island. Saadiyat Island apartments rose about 21 per cent over the same period, so Yas Island is among the strongest apartment markets Knight Frank tracked rather than the strongest. Knight Frank also notes that Abu Dhabi prices average about 10 per cent below those in Dubai.
Knight Frank publishes a percentage rather than an average price per square metre for Yas Island, so there is no single published benchmark figure to quote. Instead, there are actual asking prices. Aldar's Yas Riva Reserve launch was filed with the Abu Dhabi Securities Exchange in September 2026. It offered 292 villas with four, five and six bedrooms from AED 8.5 million, of which 45 were waterfront homes carrying the option of a pontoon. At the other end, our own three properties for sale in Yas Island run from about €469,000 to €1.64 million as of October 2026, which covers apartments through to villas.
The wider emirate context supports the direction. The Abu Dhabi Real Estate Centre recorded AED 117 billion in total transactions in the first half of 2026, up 112 per cent year on year. Of that, AED 86.1 billion came from 16,838 sales transactions, and foreign direct investment rose 309 per cent to AED 13.8 billion. What is coming: a Disney resort and Sphere Abu Dhabi
Two announcements changed the island's trajectory, and both come from the companies involved rather than from rumour.
On 7 May 2025, The Walt Disney Company and Miral announced an agreement to create a Disney theme park resort on Yas Island. Disney calls it its seventh theme park destination. Miral will fully develop, build and operate the resort, while Disney and its Imagineers lead the creative design and provide operational oversight. Robert A. Iger, Chief Executive Officer of The Walt Disney Company, said it would be "authentically Disney and distinctly Emirati". No opening date has been published.
On 14 May 2026, Sphere Entertainment and the Department of Culture and Tourism – Abu Dhabi confirmed that Sphere Abu Dhabi will be built on Yas Island. The plot sits between Yas Mall and SeaWorld Yas Island, Abu Dhabi. It will be the first Sphere outside the United States, will hold up to 20,000 people depending on configuration, and it carries a construction investment of USD 1.7 billion from the department. Construction is expected to be complete by the end of 2029.
For a property buyer, the detail that matters most in the Sphere release is administrative rather than architectural. The department said it will coordinate masterplan components such as road enhancements and site infrastructure with entities including Aldar, Etihad Rail and Taqa. Access and infrastructure are being planned alongside the venue, not after it.
What is already open, and why that matters more than it sounds
The island's existing attractions are often listed as though they were forthcoming. They are not, and the distinction is the point.
- Ferrari World Abu Dhabi. Status: Open since 4 November 2010. What is published about it: About 86,000 sqm; the only theme park in the world dedicated to the brand; Formula Rossa certified by Guinness World Records in 2010 as the fastest steel roller coaster, reaching 240 km/h.
- SeaWorld Yas Island, Abu Dhabi. Status: Open since 23 May 2023. What is published about it: 183,000 sqm across five indoor levels, eight realms, the first SeaWorld outside the United States, with the MENA region's first dedicated marine research and rescue centre.
- Yas Marina Circuit. Status: Hosting Formula 1 since 2009. What is published about it: Host of the Formula 1 Abu Dhabi Grand Prix, a 16-corner circuit the organisers describe as the home of the season finale; the 2026 race is the 18th edition and runs 3 to 6 December.
- Disney theme park resort. Status: Announced 7 May 2025. What is published about it: Disney's seventh theme park destination, developed, built and operated by Miral; no opening date published.
- Sphere Abu Dhabi. Status: Announced 14 May 2026. What is published about it: Up to 20,000 capacity, USD 1.7 billion construction investment, completion expected by the end of 2029.

A park trading since 2010 and one that opened in 2023 are part of what produced those 38 million visits. The Grand Prix brings a race weekend to the island each season. Disney and Sphere are then added to a base that already works, and that is a different risk profile from that of a district whose first attraction has yet to open.
The 7,700-unit question
The same Knight Frank review that reports 18 per cent apartment growth also records about 7,700 residential units under construction on Yas Island. Knight Frank describes that as the largest community-level pipeline in Abu Dhabi. Across the emirate about 36,900 units are under construction for 2026 to 2030, and roughly 70 per cent of the apartment pipeline is scheduled to complete in 2026 and 2027.
That is the honest counterweight to everything above. Strong price growth and the emirate's largest supply pipeline are sitting in the same district at the same time. Knight Frank also warns that higher raw material prices and shipping insurance costs could delay completions. That cuts both ways: delay slows the supply hitting the market, but it also slows handovers a buyer has paid towards.
This is the tension we looked at in Dubai's first annual price fall since 2021, where sale prices and rents moved in opposite directions. The UBS bubble index reading on Dubai named structural supply as a trigger to watch. A buyer on Yas Island should be asking which year their building completes and what else completes in the same quarter.
Yas Island properties: five things to check before you sign
- The completion quarter, against the pipeline. Ask how many units in the same community hand over within six months of yours. A 2027 handover sits inside the busiest part of the emirate's apartment pipeline.
- Freehold status for your nationality. Abu Dhabi's ownership rules differ by investment zone and by buyer status. Get the title structure confirmed in writing before the deposit, not after.
- The service charge, in dirhams per square foot. Resort districts carry amenity costs. Ask for the current rate on a comparable completed building, not the launch estimate.
- Permission for short-term letting. The Abu Dhabi holiday home licence is now open to tenants and to operators authorised by the owner, a change we covered in the Abu Dhabi holiday home licence update. Whether your building allows it is a separate question from whether the emirate does.
- The developer's delivery record on this island. Ask for the last three completed projects and their original handover dates, then compare them with what is promised in schemes such as these townhouses and twin villas beside a crystal lagoon.
