The Staines-upon-Thames property for sale on this page is all in one finished development on Fairfield Avenue: six buildings around a landscaped courtyard, a five minute walk from the station and within walking distance of the Thames and the high street. Every apartment is complete, so you can see the flat itself before you exchange and let it from the month you complete.
South Western Railway runs trains from Staines to London Waterloo several times an hour. On the weekday timetable in force from 20 September 2026 the fastest daytime trains take 36 or 37 minutes, many others around 41, and those that call at more stations close to an hour. Heathrow is about nine minutes by car, and the M25, M3 and M4 all meet nearby.
That combination produces two groups of tenants: people commuting into London, and people working at or around the airport. It is also what makes the town a steady letting market rather than a seasonal one.
Studios to three bedrooms, with reservoir views. One building carries the full range, from studios of 38 square metres to three bedroom flats of 92. The upper floors look across the reservoir towards the Surrey countryside, and the price list names the floor, the aspect and the outdoor space of each flat.
Two and three bedrooms above the club. The other listing is larger flats on the upper floors of the building that houses the residents' club: a 24 hour concierge, a co-working space, a meeting room, a private cinema room and a gym of 2,300 square feet. The club is shared across the development, so every flat here has use of it.
Because the flats are finished, the deposit is 20% within 28 days of reserving, with the balance on completion; that is double the 10% an off-plan scheme usually asks at exchange. Parking is not included: a right to park space costs £22,500 plus £290 a year. The service charge is estimated at £4.33 to £4.85 per square foot a year. The developer's published gross yields, about 6.5% to 7%, are worked out before these costs, so put the parking and the service charge into your own figure before you compare.
Two further checks belong to the location rather than the building. The town sits on the Thames, so look up the postcode on the government's long term flood risk service and ask your solicitor what the searches show. And it is close to Heathrow, so check aircraft noise at the times of day you or your tenant will be at home.
A buyer who wants rent from the first month rather than a handover date years away, and who is comfortable putting more cash down at the start. Tenure is a 999 year lease with a peppercorn ground rent; what that means, and the stamp duty a buyer abroad pays, is set out in our United Kingdom buying guide, and our London mortgage page covers borrowing from abroad. If you would rather own a freehold house, Fleet is also on South Western Railway into Waterloo; for everything else, see property for sale in the United Kingdom.
