The address is Fairfield Avenue in Staines-upon-Thames, Surrey, TW18. The station is a five minute walk and London Waterloo is thirty four minutes by train; Heathrow is a nine minute drive and the M3, M4 and M25 all meet nearby. The River Thames is within walking distance, as are the town's high street and two shopping centres. The development itself is six individually designed buildings arranged around a landscaped central courtyard with a water feature at its heart. This building carries the full range on the site rather than the tail of it. It holds a twenty four hour concierge, a co-working space with a tea and coffee station, a meeting room, a private cinema room and a gymnasium of 2,300 square feet with free weights and a separate spin studio. The estimated service charge runs from 4.33 to 4.85 pounds per square foot a year depending on the apartment. Parking is not included in the price: a right to park space is 22,500 pounds with a further 290 pounds a year on top. The buildings are finished and the apartments are ready to occupy, so this is a purchase you can walk through before contracts and let the month you complete. Tenure is a 999 year lease with a peppercorn ground rent. Purchase is a 2,000 pound reservation, a twenty percent deposit within twenty eight days and eighty percent on legal completion. Two things to weigh. The twenty percent deposit is double the ten percent that off plan schemes ask for, so more cash is committed earlier. And parking is a separate 22,500 pound purchase rather than something that comes with the flat, which needs to go into the yield calculation rather than be discovered later.
