The estimated service charge is 4.30 to 4.85 pounds per square foot a year depending on the building, and parking carries a small separate charge inside it. Purchase is a 1,000 pound reservation, ten percent on exchange within twenty eight days and the balance on completion. Two things to weigh. The yields are estimates from the developer, not signed tenancies, so ask for the letting evidence from the buildings already occupied. And this is a business park location rather than a town centre one, which suits a commuting professional tenant and suits a family less well.
