The address is Al Jaddaf, the freehold strip between Dubai Creek and the Business Bay extension. The tower sits a short walk from two metro stations, Al Jaddaf and Creek, and a future Etihad Rail connection is planned in the same district. Dubai Mall and Dubai Festival City are both minutes away, and the creekside cafes and dining are on the doorstep. The orientation gives two different outlooks: north and north west sweeps over Za'abeel towards Downtown, the tallest tower and Creek Harbour, while east and south east looks over the Mohammed bin Rashid Library, the water of the creek and the Festival City skyline. Half the price falls due in a single payment at handover, which is a lighter build period than most and a heavier completion than most, so the buyer needs a plan for that payment rather than an intention. And only the three bedroom clears the two million dirham residency visa threshold; there are three of them in the whole development.
