The address is Al Jaddaf, between Dubai Creek and the Business Bay extension, in a district that is old by Dubai standards and being rebuilt quickly. The immediate surroundings are everyday rather than decorative: a football club ground, a stadium and a hospital are all within a few minutes, and the second phase of the creek development is going up next to them. Two metro stations serve the area and the creekside walk, Dubai Festival City and Downtown are all short drives. Five layouts are on sale and the jump between them is unusually wide. The studio is about 32 square metres, the one bedroom 56 to 57 with a balcony of five to thirteen, and the two bedroom 82 with a terrace of 94 square metres, larger than the apartment itself. The payment plan is fifty percent across the build and fifty percent on handover, and the developer is covering the four percent land department registration fee, which on a 1.3 million dirham one bedroom is fifty two thousand dirhams the buyer does not pay. Two things to weigh. The developer has not published a handover date for this building, so it cannot be quoted. And fifty percent falling due at completion is a large single payment on a date that is not yet fixed, which is a combination worth being explicit about.
