The address is Dubai Maritime City, a reclaimed peninsula between Port Rashid and the open sea that Dubai built as a working maritime district and is now filling with waterfront housing. The towers sit on their own enclave at the water's edge with a private beach in front of them. J1 Beach is fourteen minutes away, City Walk fifteen, the nearest metro station eighteen, Downtown twenty two and Dubai International Airport twenty three. Because the site is a headland, the apartments look out over water on three sides: the open sea and the offshore islands to the north and west, and the city skyline with the tallest tower on it to the south east. This is the first of the two phases, two released towers of twenty five and twenty eight floors over a ground floor and two podium levels. The one bedroom is 72 square metres with a walk in wardrobe, a laundry, a show kitchen, an en-suite bathroom and a powder room. Two bedrooms run from 107 to 157 square metres with both bedrooms en-suite and a powder room. Three bedrooms run from 153 to 264 square metres and add a maid's room, a second laundry, an entrance foyer and a terrace, with four bathrooms and a powder room. Every apartment on the released lists has a balcony, and the corner and upper plans have wraparound balconies of up to sixteen metres along the sea side. The amenity programme is the reason this development gets talked about. On the roof there is a full sized football pitch. Almost all of it is at podium level or above, so it is shared across the towers rather than split between them. Ownership is freehold and open to all nationalities, and every released unit clears the two million dirham threshold that the ten year residency visa is assessed against. The payment plan is twenty four percent on booking, then one percent a month for forty two months, then forty percent on completion, with the four percent land department fee on top of the deposit. Anticipated completion is 31 December 2029. Two things to weigh. The monthly one percent schedule is easy to service but it front loads very little, so forty percent falls due in one payment at handover and the buyer needs a plan for that. And the amenity list is long enough that service charges here will sit at the higher end for the area once the towers are running.
