The address is Dubailand, on the Al Rowaiyah side near Academic City, on a ten million square foot masterplan that is being built as a walkable district rather than a gated cluster: schools, healthcare and retail are inside it and laid out on a five to ten minute walking framework, and the internal roads are double lane in both directions rather than the single direction loops that most competing communities use. Green buffer zones sit against the E611 for noise and air quality. The Meydan Racecourse is ten minutes, Dubai Creek Harbour fifteen, Burj Khalifa and the Dubai Mall seventeen, Dubai International Airport eighteen and the Museum of the Future twenty. The house runs over three floors with a terrace on the roof. The ground floor holds a kitchen, a dining room and a double height living room that opens to a back courtyard, with a maid's room and its own bathroom, a powder room, a store and a two car garage at the front. The first and second floors carry two bedrooms each, and every one of the four has its own bathroom and its own dressing room, which is not the usual arrangement at this price. A lift serves all three floors. Six bathrooms in total, and two clusters are on sale to the same plan. The masterplan carries more than fifty amenities and two of them set the tone. There is a central park with green corridors running out of it and a 1.6 kilometre cycling and jogging track through them. And there is a 12,000 square metre artificial shore with a wave generating system, a piece of engineering rather than a decorative lake. One cluster inside the community is built around swimmable lakes with the houses facing the water. Everything else follows from those: play areas, wellness and recreation zones, water features and landscaped walkways placed between the streets rather than at one end of the site. Ownership is freehold and open to all nationalities, and every house here clears the two million dirham threshold that the ten year residency visa is assessed against by a wide margin. Two things to weigh. The developer has not yet published a payment plan or a firm handover date for this community; the guidance in circulation is two and a half to three years from the May 2026 launch, which puts completion around 2029, but that is guidance and not a contract date. And this is the developer's first villa community after more than ninety apartment buildings, so the delivery record that supports it is a record in a different product.
