The way the floors are cut is the product. Below the forty ninth level a home is a quarter of a floor; above the eighty third a home is half a floor and is called a sky mansion; at the top two levels there is one home per floor. Four products carry published prices and they are separated by altitude, not only by size. The two bedroom villa occupies a quarter floor between levels twelve and forty eight, 161 square metres inside plus a 149 square metre terrace and pool, from 8,200,000; a second two bedroom layout of the same size sits beside it from 8,400,000. The three bedroom villa runs levels forty nine to eighty two at 194 square metres from 13,200,000. Several of these are a la carte. Ownership is freehold and open to all nationalities. The handover date has not been published and the payment plan is agreed on the reservation. Two things to weigh. The published range runs from 8.2 million dirhams for a two bedroom to 750 million for the triplex at the top, which is not one market but four, so qualify the buyer before choosing which part of the building to show. And the height and the services are both stated as subject to authority approval in the developer's own material, so quote them as designed rather than as delivered.
