How much do I need to invest for Turkish citizenship?

USD 400,000 in real estate. The threshold was raised from USD 250,000 in June 2022. Other routes require USD 500,000, including bank deposits, government bonds and fixed capital investment.

Is the USD 400,000 based on the price I pay or the valuation?

The official appraisal value, not the price you negotiated. A property bought at USD 420,000 that appraises at USD 380,000 does not qualify. This is the single most common reason applications fail, and it is discovered late in the process when the valuation report comes back.

How long does it take to get a Turkish passport?

Typically six to nine months from the investment, though this depends on how complete your file is at submission. The process runs through a residence permit stage before the citizenship application is filed with the Ministry of Interior.

Do I have to live in Türkiye?

No. There is no minimum stay requirement before, during or after the application, no language test and no interview on cultural knowledge.

Can I sell the property afterwards?

Yes, after three years. The title deed carries a restriction preventing resale for that period. Selling earlier can trigger a legal review and affect your citizenship status.

Can I buy more than one property to reach the threshold?

Yes. Multiple properties can be combined provided the total appraised value meets USD 400,000. Two properties valued at USD 200,000 each qualify.

Who is included in my application?

Your spouse and children under 18. Adult children apply separately and do not qualify through your investment.

Do I have to give up my current citizenship?

No. Türkiye permits dual citizenship and does not require you to renounce your existing nationality. Check whether your own country does, because some do not permit it.

What are the costs beyond the USD 400,000?

Title deed transfer tax, valuation report, legal fees, translation and notary costs, and the application fees themselves. Budget for these separately rather than assuming the threshold is the total.

Does the property have to be residential?

No. Residential property, commercial property and land can all qualify, provided the appraised value meets the threshold and the title is clean.
