The address is on the Umm Al Quwain coast, forty minutes from Dubai and connected by the E11 and E311, with the Sharjah, Dubai and Ras Al Khaimah airports all within reach. The district around it is a new twenty five million square foot coastal city: eleven kilometres of uninterrupted shoreline, seven of which are public beach and beach park, marinas and a yacht harbour, hotels and resorts, an art and design district, a museum and marine experience centre, a transport hub and a commercial quarter. Half the masterplan is left as open green space. The cluster is three towers holding one thousand one hundred and fifty two homes, with retail and parking on the ground floor, further parking across two podium levels and homes from the first floor up. The mix is one and two bedroom apartments plus three bedroom duplexes, running from a five hundred and sixty five square foot one bedroom to a duplex of around two thousand two hundred square feet. The master bedroom carries an ensuite. Kitchens come with a full set of premium brand appliances including oven, gas hob, hood, fridge and washing machine, floors are porcelain throughout, the facades are double glazed for heat and sound, cooling is district supplied and the wiring is prepared for smart home control of lighting and temperature. The shared floors hold an entrance lobby with reception, a library lounge, a gymnasium, a health club with steam and sauna, an indoor games area, a multipurpose hall, a business lounge with meeting space, a cafe lounge and a swimming pool. Outside there are tennis and padel courts, a running circuit, a yoga deck, a trampoline, a skateboarding zone, ping pong tables and barbecue and dining areas. Beyond the building the district is laid out for people who want to be outside. A linear park and a community park run through it, and there is a public square, an amphitheatre, a sports arena, beach volleyball, a running circuit, a wellness park, yoga decks, community gardens, barbecue and dining areas and event cabanas. Retail and food and beverage sit along the beachfront promenade rather than inside a mall, with a souk and a hotel anchoring one end. This is a district being built from nothing, so the trade off is real. The beach and the road links exist today. The shops, the schools and the daily services arrive with the phases. Ownership is freehold and open to foreign buyers, unit and land both. The payment plan is sixty percent across the build and forty percent on completion, with handover scheduled for June 2028, which makes this the earlier of the district's launches. The service charge is quoted at twenty dirhams per square foot a year, plus or minus twenty percent, with chiller billed on actuals, and that figure is subject to authority approval rather than fixed. Two things to weigh. The forty percent on completion is a large final payment. And the emirate's resale market is young, so an exit before handover is harder to price than it would be in Dubai.
