What the upper floors look at is worth naming. On one side the low green mass of a mature landscaped community, on the other the Downtown skyline across ground that has not been built on yet. Global Village is four minutes, the racecourse and the Autodrome nine, the Dubai Mall fifteen and the airport twenty three. Three labels are on sale but each covers a wide range, because the building includes a larger Royal Suite version of the two bedroom plan. The studio runs 35 to 52 square metres. The one bedroom runs 65 to 93. The two bedroom runs 116 to 211, and the Royal Suite sits at the top of that, which is a ninety five square metre spread inside one label and the widest of anything we are carrying. A two bedroom here can be smaller than a one bedroom somewhere else or nearly twice the size, so the plan number is the product. The amenity deck is unusually sporting for a building this size. There is a padel court and a basketball court, an outdoor cinema, a jogging track, an indoor gym and an outdoor gym, swimming pools with sun terraces and children's play areas, with landscaped seating between them. That mix matters here, because Majan is a district people move to for space rather than for nightlife, and a building that gives them somewhere to play rather than only somewhere to swim is answering the right question. Ownership is freehold and open to all nationalities. The payment plan is ten percent on booking, fifty percent across the build and forty percent on handover, which is scheduled for the first quarter of 2027. Two things to weigh. Ten percent to reserve is the lowest entry of anything we are carrying, but forty percent falling due at handover is heavier than the usual thirty, so the money is simply moved to the end rather than reduced. And nothing in the released range clears the two million dirham residency visa threshold, so the visa is not the reason to buy here.
