The address is Al Marjan Island in Ras Al Khaimah, inside the developer's first fully masterplanned destination there, and the building is thirty one floors above a ground floor holding two hundred and fifty seven homes. The island is where the emirate's new resort and casino district is being built, which is the reason the address exists at this price. The golf course is five minutes away, the mall six, the medical centre six, Ras Al Khaimah airport thirty and Dubai airport sixty. Three types are built. The one bedroom averages 832 square feet, about 77 square metres, from 2,200,000 dirhams. The two bedroom averages 1,300 square feet, about 121 square metres, from 3,300,000. The three bedroom averages 1,709 square feet, about 159 square metres, from 4,800,000. These are average total areas per type; the portals list individual apartments from 793 to 1,806 square feet, so the unit on a reservation form will differ from the brochure figure. The design borrows from the French estate: curated greenery, sculpted courtyards and elevated terraces read as classical French gardens interpreted with modern restraint. On the podium there is an adults infinity pool with shallows and integrated seating, a gym that connects straight into outdoor sports and yoga spaces, a kids area, an executive lounge and outdoor dining. Inside, the one to three bedroom homes are planned for indoor to outdoor flow rather than maximum room count. Ras Al Khaimah grants freehold ownership to all nationalities, as Dubai does, and the entry price here is roughly half what the same size buys on a comparable Dubai waterfront. Payment is ten per cent at launch, forty per cent during construction and fifty per cent on handover, expected at the end of 2029. The honest counterweight: this is a market being created rather than one that exists, so the rental and resale depth behind an exit is thinner than Dubai's. Sell the island's build out to a buyer who can wait, not to one who needs liquidity in three years.
