The address is Jumeirah Village Triangle, the low rise grid between Al Khail Road and Sheikh Mohammed Bin Zayed Road, and this is two towers rather than one: forty residential floors in the first and thirty four in the second, 1,378 homes between them and seventy nine shops at the base. The pair stand on a shared podium, which is what makes the amenity level work: the space between the towers is an artificial beach rather than a strip of deck. Dubai Marina is ten minutes, Palm Jumeirah twelve, Expo City fifteen. Three types carry the published prices and the spreads inside them are narrow, which for once makes the label useful. The studio runs 28 to 36 square metres from 800,000. The one bedroom runs 53 to 60 from 1,200,000. The two bedroom runs 86 to 110 from 1,800,000, a twenty four square metre spread that mostly tracks which tower and which floor. Above them the towers hold twelve larger homes, nine three bedrooms and three four bedrooms between the two buildings, and those carry no published price. Two amenities here are not standard at this price. The first is the beach: a sand edged pool laid out across the podium between the towers, which is a different object from a rectangle of water on a deck. The second is that the sky terrace apartments have their own private pools, so a handful of homes in the building get something a JVT tower normally cannot offer at all. Around them sit a padel court, a gym, a running lane, a landscaped recreational deck with skyline views, and a wet and dry play area for children. Ownership is freehold and open to all nationalities. The payment plan is twenty percent on booking, fifty percent across the build and thirty percent on handover, scheduled for the second quarter of 2027. Two things to weigh. Nothing in the released range clears the two million dirham residency visa threshold, so the visa is not the reason to buy here; the reason is the entry price against a JVT rental market that is already deep. And the towers hold a handful of three and four bedroom homes, seven in the first tower and five in the second, which are not in the published price list; ask the office before promising one.
