The three bedroom averages 1,700 square feet, about 158 square metres, and there are only eight in the whole phase. Sizes are average total areas per type rather than the area of a specific unit. The apartments are planned around openness and light, with private terraces overlooking the gardens and integrated oak finish joinery in the bedrooms. The shared amenities follow the first phase: gyms, a yoga studio, kids play areas, a co working space, multipurpose rooms, a residents lounge, gardens and a retail plaza, so a buyer here uses the same kind of estate rather than a thinner version of it. Ownership is freehold. Payment is ten per cent at booking, thirty per cent during construction and sixty per cent on handover, expected in the second quarter of 2029, which is two quarters later than the first phase. Note that the unit mix makes this the investor half of the community: with two hundred and seventy six of the three hundred and seventy homes being one bedroom apartments, the rental stock competing with any one unit will be deep. Price the exit accordingly and do not assume the three bedroom scarcity works the same way; there are only eight of those.
